


Secure Collateral offers a comprehensive suite of traditional appraisal products for those instances when a BPO or other automated valuation product is not sufficient. We provide national coverage of these products through our extensive network of state licensed real estate appraisers. This network of professional appraisers is a proven resource, which provides high quality appraisals in rapid response time. Unless otherwise requested, all appraisals are completed in accordance with Fannie Mae guidelines, comply with USPAP and FIRREA regulations, and will meet all governmental standards. However, at a Client Partner request, we have the ability to custom design their appraisal reports to meet their specific requirements.
Appraisal Services Include:
Uniform Residential Appraisal Report (Form 1004)
Used to report an appraisal of a one-unit property or a one-unit property with an accessory unit; including a unit in a planned unit development (PUD), based on an interior and exterior inspection of the subject property.
Single-Family Comparable Rent Schedule (Form 1007)
Used to obtain market rent for a conventional single-family investment property completed by a licensed appraiser.
Small Residential Income Property Appraisal (Form 1025)
Designed to report an appraisal of a two-to-four unit property, including a two-to-four unit property in a planned unit development (PUD). A two-to-four unit property located in either a condominium or cooperative project requires the appraiser to inspect the project and complete the project information section of the Individual Condominium Unit Appraisal Report or the Individual Cooperative Interest Appraisal Report and attach it as an addendum to this report.
Manufactured Home Appraisal Report (Form 1004C)
Used to provide an appraisal of a one-unit manufactured home including a manufactured home in a planned unit development (PUD) based on an interior and exterior inspection of the subject property. A Manufactured home located in either a condominium or cooperative project requires the appraiser to inspect the project and complete the project information section of the Individual Condominium Unit Appraisal Report or the Individual Cooperative Interest Appraisal Report and attach it as an addendum to this report.
Individual Cooperative Interest Appraisal Report (Form 2090)
This report form is designed to report an appraisal of the cooperative interest (the cooperative shares or other evidence of an ownership interest in the cooperative corporation and the accompanying occupancy rights) in a cooperative project or the cooperative interest in a planned unit development (PUD) based on an interior and exterior inspection of the subject property. This form is not designed to report an appraisal of a manufactured home or a unit in a condominium project.

Exterior-Only Inspection Individual Condominium Unit Appraisal Report (Form 1075)
Appraisal of a unit in a condominium project or a condominium unit in a planned unit development (PUD) based on an exterior-only inspection of the subject property. This form is not designed to report a unit in a cooperative project or a manufactured home.
Appraisal Update and/or Completion Report (Form 1004D)
Provides the lender/client with an accurate update of a prior appraisal and/or to report a certification of completion.
One-Unit Residential Appraisal Field Review Report (Form 2000)
Used to present the lender/client with an opinion on the accuracy of the appraisal report under review.
Two−to−Four Unit Residential Appraisal Field Review Report (Form 2000A)
Used to present the lender/client with an opinion on the accuracy of the appraisal report under review.
